Which properties
are actually comparable?
Relevant asking prices, their source and observation date, and the reasons each property belongs in the comparison.
Immowache is being built for property buyers and investors who want to understand the evidence around an address before making a decision.
In development. Access requests are reviewed personally.
Two nearby apartments can tell very different stories. The planned assessment will organise comparable listings by proximity, then show the differences that matter: size, condition, building age and available details.
When nearby evidence is thin, the search can widen. That should be visible in the assessment, alongside what remains unknown.
Start with the closest evidence, when it exists.
Look for properties sharing the immediate setting.
Widen the search and make the distance visible.
Use the wider market as context, with its limits stated.
The goal is to make the evidence behind a property comparison easy to inspect.
Relevant asking prices, their source and observation date, and the reasons each property belongs in the comparison.
Nearby rental evidence to put a purchase in context, with advertised rents distinguished from achieved rents and any assumptions stated.
Missing attributes, sparse comparisons and stale observations made visible, so a precise-looking number does not hide a weak basis.
Existing market dashboards and analysis tools are available inside a restricted workspace. The address-level assessment described here is the direction we are developing for a private pilot.
It is not yet a finished valuation product. Listing prices are asking prices, not evidence of completed transactions. Immowache does not provide a certified valuation or investment advice.
